We were instructed by a prominent customer to construct a new build property that they had designed by a Norwich based architect. The property was situated next to a main road and in the grounds of a small traditional terraced cottage. The original plot shape meant that there was a substantial side garden that was subsequently deemed viable for new 2 bedroom modern detached property.
Before the construction of the property could begin, a specialist groundworks contractor was appointed to divert a mains foul sewerage pipework route that was serving the adjacent properties. The new properties footprint was unfortunately positioned directly above this existing route and was safely re-routed via new manholes around the new properties boundary. A new water, gas and electrical connection was required to the site and therefore required liaising with relevant suppliers to minimise disruption to passing traffic.
The new dwelling had been designed to boast a fully open-planned lounge, kitchen and dining area to make best use of the limited floor area. Downstairs also included functional cloakroom with WC, a wood-burning stove to the lounge area and underfloor heating throughout the ground floor. Upstairs is accessed by an exposed staircase within the lounge and leads to two bedrooms and a functional main bathroom.
There was a fair amount of landscaping works to the external area of the property that had to be carried out. This was due to a new fenced rear garden area in an area that had been a car-park previously for the terraced cottage. At the front of the plot the existing entrance from the main road had been retained and now served the two properties. This area was hard landscaped and now serves as a parking and turning area for both the dwellings for safe access on to the highway.
